    Programs that provide low interest down payment/closing costs loans and/or home purchase loans for people with low incomes who are purchasing a home or a condominium for the first time. These loan programs generally require that the property be used as a primary residence; allow lower down payments, assistance with closing costs and alternative credit; and often require participation in home buyer training classes.

    Home Buyers Assistance Program - City of Fort CollinsProvides loans to income eligible households for down payments and closing costs in order to purchase a home within the Fort Collins' city limits. Assistance can be up to 6% of the sales price, 5% of which can go to down payment assistance and %1 to closing costs, with a maximum of up to $15,000. Applications accepted only through participating mortgage lenders, this list can be found on the website.     Home Improvement/Ownership Loans - Loveland Housing AuthorityOffers low interest repair/rehab loans (0% to 2% interest based upon families' income) with flexible repayment terms designed to meet a family's budget. Loans may be used for repair and rehabilitation to owner occupied homes focused on health, safety, and energy efficiency. Loans can be used to finish basements or add rooms in overcrowded situations or build accessibility for special needs. Owners must meet income guidelines (80% AMI or below) and have equity in their property. Single family home loans up to $25,000, when funding is available check with agency to see if program has funding or when they expect funding. Emergency funding is available for very low income (50% or below AMI) individuals needing water heaters, plumbing and electrical emergencies, and other urgent emergency repairs. If repair is not considered an emergency, individuals must go through the regular rehab loan program. No appliance repair or replacement is eligible for this program. Maximum $3,000 lifetime assistance. Mobile Home repair loans maximum $12,000. Plumbing, siding or skirting, heating or electrical systems. Must have enough equity in the property. The pilot program begins in 2017. Check with office for funding availability. Also offers down payment assistance up to $15,000 for first-time home buyers purchasing in Larimer County. This is a low interest rate loan at 1% with monthly payment amortized over 20 years. Buyers must meet income guidelines not to exceed 80% AMI- check with agency for those specific income levels. Buyers must be pre-qualified with a lender for the mortgage before applying for down payment assistance and will have to take a first-time home buyer class. Buyers will be required to have at least 1% of the sales price in to the purchase. Eligible properties would include single family homes, town homes, condos and manufactured homes on property they own.
