    Programs that provide loans for income-eligible people who want to repair or modify their homes or mobile homes to make them energy-efficient, attractive, safe and free of health hazards; or which help eligible individuals find loans for this purpose. Most loan programs cover major repairs, system upgrades and replacements (e.g., plumbing, heating or electrical systems) but not minor repairs. Included are conventional home rehabilitation loans, deferred loans (in which payments are deferred until the home is sold) and forgivable loans (in which all or a part of the loan is forgiven if the borrower resides in the home for a specified period of time). The forgiven part of a forgivable loan amounts to a contingent grant. If the borrower sells the home prior to the specified time period, all or part of the loan is due. A common variation is to have portions of the loan forgiven gradually over a period of years.

    Home Improvement Loans - Denver Urban Renewal AuthoritySingle Family Rehabilitation (SFB) assists low- to moderate-income Denver homeowners with home improvements such as essential repairs and necessary upgrades. Includes a free lead-based paint risk assessment. Provides loans for major system upgrades and repairs such as: - Roofing - Plumbing - Siding - Gutters - Window repair or replacement - Kitchen and bathroom repairs (e.g., tile, cabinetry) Depending on income, loans are zero to one percent interest up to $35,000.     Home Improvement/Ownership Loans - Loveland Housing AuthorityOffers low interest repair/rehab loans (0% to 2% interest based upon families' income) with flexible repayment terms designed to meet a family's budget. Loans may be used for repair and rehabilitation to owner occupied homes focused on health, safety, and energy efficiency. Loans can be used to finish basements or add rooms in overcrowded situations or build accessibility for special needs. Owners must meet income guidelines (80% AMI or below) and have equity in their property. Single family home loans up to $25,000, when funding is available check with agency to see if program has funding or when they expect funding. Emergency funding is available for very low income (50% or below AMI) individuals needing water heaters, plumbing and electrical emergencies, and other urgent emergency repairs. If repair is not considered an emergency, individuals must go through the regular rehab loan program. No appliance repair or replacement is eligible for this program. Maximum $3,000 lifetime assistance. Mobile Home repair loans maximum $12,000. Plumbing, siding or skirting, heating or electrical systems. Must have enough equity in the property. The pilot program begins in 2017. Check with office for funding availability. Also offers down payment assistance up to $15,000 for first-time home buyers purchasing in Larimer County. This is a low interest rate loan at 1% with monthly payment amortized over 20 years. Buyers must meet income guidelines not to exceed 80% AMI- check with agency for those specific income levels. Buyers must be pre-qualified with a lender for the mortgage before applying for down payment assistance and will have to take a first-time home buyer class. Buyers will be required to have at least 1% of the sales price in to the purchase. Eligible properties would include single family homes, town homes, condos and manufactured homes on property they own.
